So, maybe you have seen the HGTV show Hawaii Life, or you have been poking around the internet for a new Hawaii property to make your own, but are you ready to buy? One of the most important steps of becoming a homeowner is knowing what you can and possibly cannot afford to buy. I recommend working with a local lender to help aid in the process. The procedures are easier now than they once were. You don’t have to supply every piece of supporting documentation initially to get an idea of what is possible. Normally, you can have a general conversation with a lender and they can look at your situation and roughly give you a range and scenario for purchasing. In Hawaii, you also need to be aware of any HOA and Association dues as this will affect the amount you can qualify to purchase. I work with many local lenders and certainly can help point you in the right direction. I also strongly advise my clients to use a local lending source. A mainland bank can do business in Hawaii and c..

I am oftentimes asked about purchasing a condo that can rent on a short-term basis on Maui. Short-term on Maui means nightly, like a hotel. The top requests are “located on a great beach” or “an ocean view.” A simple request, right? Considering most investors and second home buyers have this request, it can be challenging. Let’s look at one complex in particular, Kaanapali Shores in West Maui. Kaanapali Shores is located on the cusp of Napili. Not too far from Kaanapali Shores is the newly built Honua Kai, where prices soar in price for a prime resort location on the beach. Kaanapali Shores is picturesque with its beautiful grand entrance. The resort-like environment offers a newly remodeled pool that anyone would be 100% satisfied with avoiding the sandy beaches. What Does the Beach Look Like in Front of Kaanapali Shores? Well, these photos were from my recent trip to the complex during a final walk-through. Was this what you expected? Probably not, but it’s beautiful! The salty a..

When you hear the phrase “luxury real estate on Oahu,” people immediately think about the new Kakaako condos being built along the Ward Village Corridor. No doubt, luxury condos in the new upcoming neighborhood of Kakaako and Ward Village seem to be all the rage with luxury buyers on Oahu. Because of this hot trend in contemporary urban living, it’s in with the new and out with the old. For this reason, the grand dame of luxury neighborhoods, Portlock, has almost seemed forgotten. In the last couple of years, sales of homes in that neighborhood have been experiencing a lot longer sales cycle. So, Why Would I Call it a Best Kept Secret? Because dollar for dollar, Portlock, including its adjacent neighborhoods, Triangle and Koko Kai, more commonly known altogether as the “Portlock” neighborhood, still offers great value to a luxury buyer and something that the new urban condos can’t offer – a true authentic Hawaiian lifestyle and a value that’s found in a single-family luxury home in a..
I was out at Hokulani showing property this week (twice) and noticed that the activity has been pretty consistent at the development. I was showing some of the developer units and noticed that he has decided to build a few more specs in phase III (last phase) since the built inventory was running low. Hokulani Golf Villas, Kihei, South Maui The sales activity at the community has been very consistent; I have been tracking past sales, going back 12 months, since November 2016 and noticed that the number of sales has been fluctuating between 19-21 closed sales. Going back 12 months from March 31st, 2017, I can see a total of 19 closed sales; 13 sold by the developer and 6 re-sales (not developer offerings). Since Hokulani is considered a residential condominium, I compared the sales of residences and condos in Kihei between $900,000 and $1,250,000 during the past 12 months, and found 13 sales of residences and 7 Fee Simple condo sales. I think the numbers speak loud and clear of how..
Nestled on the island of Maui within the Upper Westside lies a quaint, small, gated neighborhood of nineteen homes known as Kauhale Mahinahina. This is one of the three subdivisions that line the lower Honoapiilani Road, known by locals as Tiny Town due to the zero lot line construction. One on Haku Hale Street, Omakai Street, and finally, the only gated neighborhood in Mahinahina, Hoaka Place. As you leave the lower Honoapiilani Road, enter the palm tree lined entry to Hoaka Place. Directly adjacent to the south is a dictated county of Maui park, with ample space to take the dog for a walk, have a picnic, fly a kite, birthday parties, etc. Welcome to Hoaka Place Once inside this neighborhood, you can’t help but sense the welcoming, community feeling – with kids playing together, riding bikes, playing chase, and having “good fun.” 4 Hoaka Place My newest listing is 4 Hoaka Place; a fantastic home that has received loving care from these original owners. 4 Hoaka Place, Napili (MLS#..
My clients have vacationed every year at one of the luxury beachside resorts that Hawaiʻi Island is known for. But now they are looking for properties that offer the resort lifestyle outside of the resorts. They seek privacy when they are in residence, and an estate-quality vacation rental when they are away. Beach or rural-feeling acreage? Both are options for resort lifestyles on the Big Island. Here are my four top picks. Prerequisite for Hawaiʻi Big Island “resort lifestyle:” pool with ocean, coastline, and sunset views Oceanfront or Beachfront Resort-Style Properties in Puako The premiere oceanfront Big Island property offering a resort lifestyle outside of the resorts would have to be the Honolaʻi Estate, which is actually resort-zoned allowing maximum flexibility in uses for the new owner. Luxury vacation rental? Weddings and special events? Private retreat for a family otherwise too much in the spotlight? It works for any or all of these. Puako estate: 6 Beds/7.5 Baths, 450..

In an oceanfront townhome community that averages just 12 sales transactions per year, Puamana has gotten off the starting blocks to 2017 in explosive fashion, with 5 closings and 3 pending units already going under contract within the first 3 months of the year. Summer swells will start rolling through this time of year – What a place to sit and stare What Happened? Blame it on the presidential election. Blame it on the failed coupe attempt in Turkey. Blame it on Tom Brady’s 4-game suspension or the Cubs’ World Series post celebratory hangover. Whatever it is, if we took a snapshot of just 2 months ago, it was a complete reverse of the current state of momentum. Only 8 units had sold in all of 2016. None had sold since July, and only 1 had gone under contract in that same time. With 11 units active, and the winter season approaching, some of us that specialize in Puamana were looking at each other with the facial expressions kinda resembling the Monopoly man after an unlucky “Chanc..

The new D.R. Horton project, Hoopili, is slowly releasing homes. The developer has been keeping the releases very quiet and only announcing a small amount of homes at a time. This is a huge project and will be at least 10 years in the future till completion. If a buyer is interested in buying in the project, the best course of action is to contact me and get registered. Since we don’t know exactly what the developer will release and when, it’s best to be on the list. The registered buyers will get an email notification first announcing what is available next and prices. From there, you show up the next morning at the sales office ready to put down a small deposit to reserve the property and start the process. Like some projects currently, this developer is not using a lottery system. This means you get registered, get a notification of what’s being released, show up with a deposit, and then it starts the contract phase. The best plan is to be prepared and ready to move quickly shoul..

Receiving PCS orders to Hawaii can be exciting and fear provoking at the same time. Living on a beautiful island is appealing, but paradise comes at a price, and for military service members, this can be daunting. Living on the military installation is certainly an option, but utilizing the generous Basic Allowance for Housing (BAH) is a great way to invest in yourself and your future. And yes, it is possible to afford a house on the beautiful island of Oahu! What Kind of Buying Power Does Your BAH Afford You? Let’s look at a few scenarios: You are a single E-6, stationed at Fort Shafter, receiving $2,328 a month and you are looking for a reasonable commute to work and access to dining and recreation on the weekend. A monthly allotment of $2,328 roughly translates to a purchase price of $370,000 (credit score, interest rate, taxes and insurance, and HOA fees may adjust this amount). Just 5 miles from Fort Shafter and less than 3 miles from all that Waikiki has to offer, this 2 bedr..
The subdivision formerly known as Alohilani at Kehalani has now been renamed Ke’alohilani at Kehalani. The housing development formerly known as “Alohilani” Why Change the Name? Due to a misunderstanding between the Department of Commerce & Consumer Affairs and D.R. Horton, the previously issued name of “Alohilani” was no longer available. Meaning? Alohilani roughly translates to “heavenly brightness” or “shining sky.” By adding “Ke” to the beginning, the new meaning loosely translates to “the heavenly brightness” or “the shining sky.” All signage has been changed to the new name Either way, Ke’alohilani at Kehalani is still going to be a great addition to the master planned development of Kehalani. Located on the foothills of the West Maui mountains in Wailuku, this subdivision will be facing the sunrise and Haleakala, and will enjoy sunsets behind the West Maui mountains from its posterior. On March 22nd, the State of Hawaii – Department of Transportation (Highway Division Maui District) hosted an informational session titled, “Dairy Road – Complete Streets Project” at Down to Earth. With the completion of the new airport access road, there are plans to make the current Dairy Road leading to the airport a “complete road.” The plan would reduce lanes from the current five lanes down to three lanes, one in each direction and a center turning lane. In the proposed plan, it would add sidewalks, bike lanes, and bus stops in hopes it would make it safer for residents to use alternative means of transportation in town. Top Concerns With some small business owners in attendance, they voiced concerns that scaling down to just three lanes would create traffic congestion that would just discourage customers from shopping their businesses, opting to go elsewhere with less traffic congestion. Another concern was, with the closing of Sports Authority and the move of Lowe’s, it lea..
